Trash and Recycling Containers are Not Pretty
Do your neighbors the courtesy of storing them out of sight in your garage or behind your fence. The free Dumpster Weekends held in Tamarac twice a year make it easy to eliminate large waste.
Trash and Recycling Collection
The weekly collection in our neighborhood is on Tuesday. Please wait until the evening before collection to place your containers on the curb. As early as possible on collection day, please return your containers to storage.
Parking
The cul-de-sac entrances have no parking—fire lane signs painted on the concrete to provide the required access lane for fire trucks and other emergency vehicles. We are required to tow any vehicle in violation of these regulations. Please do not park in the no parking—fire lane zones, and be sure your visitors know.
There is no parking on the grass at any time, and only two vehicles may be parked on the driveway apron directly in front of any house (in addition to those in the garage). All other vehicles have to park in the garage or on the city street, space permitting.
Lighting
For our mutual safety, please keep your porch light on at night and replace the light bulbs as soon as they burn out. Brightly-lit neighborhoods are unpopular with criminals. Using the energy-efficient LED bulbs of equal brightness will use 75% less energy than traditional light bulbs.
Barking Dogs
We still have a few barking dogs in Tamarac, who do their best work when the owners are not at home. We have raccoons, opossums, squirrels, skunks, and cats wandering around, which constantly give these dogs something to bark about. Please either leave your dogs inside when you are gone or purchase a barking-control collar, which will keep them quiet.
Painting
If you painted your house in the last two years, please call Green Country HOA Management (918) 901-9311 to update Tamarac records. All houses must be painted with Kelly Moore exterior latex Oyster #26 or an exact match. Tamarac’s Covenants, Conditions, and Restrictions (CCRs) require caulking and painting every four years. This is very important, because 70% of our homes have poor quality, pressed paper siding that deteriorates rapidly if it is not thoroughly caulked and painted every four years. Due to unfortunate circumstances, we need verification of painting. Please submit a copy of your painting invoice or schedule an inspection with Green Country.
Siding
If your home has been re-sided with hardy board (fiber cement siding), please let Green Country know at (918) 901-9311. The cedar trim needs to be caulked and painted every four years, however, the hardy board siding will require less frequent painting (5 to 7 years). The interval depends on the quality of paint and application.
Liens
Liens are placed on properties in Tamarac mainly for failure to pay annual dues or fines, but also for required maintenance when the homeowner fails to perform painting, lawn care, and fence repair. We look forward to releasing all liens that Tamarac holds on properties. Homes may not be sold or refinanced without re-paying these liens. Records at the County Clerk’s office are searched by the title company when you sell or refinance your property. We are successful in collecting, including interest and lien fees.
Rental Houses
If you rent your house, it is your responsibility to make sure your tenants are aware of all rules listed in Tamarac’s Covenants, Conditions, and Restrictions.
Winter Heating
If you heat your house with a heat pump, please be aware that some older heat pumps become very inefficient below 20 to 28 degrees. Ask your service provider if you should shift to the emergency setting on your thermostat to save energy and reduce wear and tear on your compressor when it is very cold.
